Working closely with Johnson Fain, ML+A provided site design for this 5-story concrete and steel clad building located near Staples Center in downtown Los Angeles. The building is comprised of 274 loft units, 20 percent of which is set aside as affordable housing, and approximately 11,000 square feet of ground-level space reserved for commercial use. The remaining ground level space is designed for live/work studios. The project was designated to comply with Community Redevelopment Agency, Hope Street and Los Angeles Sports and Entertainment District specific plans and guidelines.

Envisioned as mid-range rental housing, the project serves the nearby university student population as well as the South Park neighborhood. The ground-floor live/work residences and retail units facing the street were designed to connect to sidewalk activity, while the central courtyard provides a unique combination of private and common recreational and green space. Amenities include: a swimming pool, spa, bbq area, and gathering spaces. The building’s interactive electronic light artwork on the facade engages both residents and the community.
