Santee Court is one of the largest adaptive reuse developments in downtown Los Angeles. With 578 live/work units, and 100,000 square feet of retail space, this ambitious project is located at the southeast corner of Los Angeles and 7th Streets in the vibrant Fashion Districts. ML+A’s work included rooftop amenities, a garden courtyard, and a promenade. Once an area devoted entirely to manufacturing, the revival of Santee Court as a residential development and public destination serves as a model for inclusive mixed-use downtown development.

Fabrics and sewing notions are a point of departure in the design of the promenade — the public “heart” of the building and surrounding area, where currently few public spaces exist. A fabric pattern of diagonal bands of colored concrete and Lithocrete simulating movement are punctuated by mosaic disks imbedded in the concrete to suggest dropped buttons. The exterior space, which incorporates the existing alley includes an outdoor dining area, two small pocket parks, planters, and seating, with an area dedicated for public events such as small concerts or performances. At night, courtyard and promenade lighting sparkles, attracting the curious passersby for the experience of a public setting. Directed lighting illuminates the areas around Santee Court, providing an additional element of safety.
